The defining problem with water behind a shower wall is that you cannot see it. By the time there is visible evidence on the surface, moisture has usually been moving through the assembly for years. The good news is that it leaves indirect traces, and a careful twenty-minute inspection will find them.

Do this today if your shower is more than ten years old, and do it every six months in a condo where a leak becomes your neighbor's ceiling.

The seven-point inspection

1. Sound the walls

The most informative test and it costs nothing. Tap methodically across the entire tiled surface with a knuckle or the handle of a screwdriver, working in a grid so you do not miss areas.

Well-bonded tile over a sound substrate returns a sharp, high, solid sound. A dull, hollow, drum-like tone means either the tile has debonded from the substrate or the substrate behind it has deteriorated. Pay particular attention to the lower third of the wall and to the area around the valve, which are where problems concentrate.

2. Press firmly

Put the heel of your hand against any area that sounded hollow and push. Any perceptible flex, movement, or creak means the backing is no longer sound. A properly supported tile wall does not move at all.

On a fiberglass or acrylic surround, stand in it and shift your weight. Flexing or creaking in the pan indicates voids in the bedding underneath, which is the precursor to a crack.

3. Probe the grout

Run a fingernail or a small screwdriver along the grout lines with moderate pressure. Sound grout resists. Grout that crumbles, powders, or gives way has been saturated repeatedly and is no longer performing.

Note the pattern as well as the presence. Grout that is soft only along the bottom course, or only in one corner, points at where water is concentrating.

4. Inspect the perimeter joints

The wall-to-pan joint and the vertical corners are where the majority of failures begin, because they are the wettest and they rely on caulk rather than grout. Look for gaps, shrinkage that has pulled the bead away from one side, dark staining within the caulk, or a bead that has gone brittle. Caulk has a service life of a few years, not decades.

5. Check the other side of the wall

This is the step people skip and it is often the most revealing, because it shows what has already got through. Go to the room behind the shower and examine the wall at floor level. Look for baseboard that has swollen or lifted, paint or wallpaper that is bubbling or peeling, drywall that feels soft or slightly spongy under thumb pressure, a chalky white mineral bloom on the surface, or discoloration of the flooring against that wall.

6. Use your nose

A persistent musty smell that returns within a day of thorough cleaning indicates active microbial growth somewhere you are not reaching. A smell you cannot clean away is not coming from the surface.

7. Look at the ceiling below

In a two-story home or a condo, examine the ceiling of the room directly beneath the bathroom. Staining, a faint tide line, sagging, or nail heads beginning to show through the paint are all late-stage evidence that water has been traveling for some time.

How to read what you found

Minor and cosmetic: surface mildew on grout that cleans off, a small caulk gap, slight grout discoloration. Address the caulk and monitor.

Act soon: hollow-sounding areas, crumbling grout, or any flex in the wall or pan. The assembly is compromised and the damage is progressing.

Act now: soft drywall on the reverse side, a swollen baseboard, staining on the ceiling below, or a persistent musty smell. Water is already outside the shower envelope and the question is how much structure is affected.

What happens next

If the substrate is compromised, it has to be repaired before any new surface goes over it. We will not install panels over a wall that is wet or moving, because doing so traps the problem behind a finish that now conceals it completely, and it will fail.
